This Monroe Township colonial had its original 25-year roof from 2001 — well past its expected lifespan. The homeowners noticed granules in their gutters and a few small leaks during heavy storms. It was time for a complete replacement.
Pre-Project Assessment
Our inspection revealed:
- Shingle condition: Significant granule loss, curling at edges, multiple cracked shingles
- Flashing: Original aluminum flashing showing corrosion around chimney and vents
- Decking: One area of soft decking near the chimney (water damage)
- Ventilation: Inadequate ridge ventilation contributing to ice dams
- Gutters: Original aluminum gutters with multiple seam leaks
Scope of Work
Complete Tear-Off
- Removed all existing shingles down to decking
- Replaced 3 sheets of water-damaged plywood decking
- Inspected and reinforced any loose decking nails
New Roofing System
- Ice & Water Shield: Applied along all eaves (6 feet up) and valleys
- Synthetic Underlayment: GAF FeltBuster over entire roof
- Shingles: GAF Timberline HDZ in Charcoal
- Ridge Vent: Continuous ridge ventilation (replaced inadequate box vents)
- Flashing: New aluminum step flashing and chimney counter-flashing
Gutter Replacement
- Removed old sectional gutters
- Installed 6” seamless aluminum gutters
- Added 3x4 oversized downspouts
- Gutter guards on all runs
